Protect the investment
Small Roof Problems Rarely Stay Small
The West Coast climate is hard on roofs. Months of rain, moss growth, clogged drains and winter wind storms all work against your roofing system, and most damage starts out of sight.
Our Repair & Maintenance team focuses on catching those issues early. Regular assessments, timely repairs and clear documentation reduce the risk of interior water damage, keep manufacturer warranties in good standing, and let you plan roofing costs instead of reacting to them.
We work with homeowners, strata councils, property managers and commercial building owners, on sloped and flat roofs of every common material.
Serving Burnaby, Vancouver, North Vancouver, New Westminster, Richmond and the rest of the Lower Mainland, plus the Fraser Valley, Sea-to-Sky and Sunshine Coast.
What we do
Repair and Maintenance Services
Each service can be booked on its own or combined into a maintenance plan built around your building, roof type and budget.
After-hours service available
Emergency Leak Repair
When water is coming in, you need a crew that answers the phone. Our emergency team is available after hours, on weekends and on holidays to stop active leaks, secure the roof and limit damage to the building and its occupants.
What's included
- Emergency response outside regular business hours
- Leak tracing to find the true source, not just the drip
- Temporary protection and tarping where required
- Permanent repairs once conditions allow
- Photo documentation for owners, strata and insurers
Scheduled
Preventive Maintenance Programs
A scheduled maintenance plan is the most cost-effective way to extend the life of a roof. We set up assessment and service visits that suit your roof type, building use and local conditions, then handle the minor work before it becomes major work.
What's included
- Seasonal or annual assessment visits
- Debris removal from roof surfaces, valleys and drains
- Sealant, caulking and fastener touch-ups
- Minor membrane, shingle and flashing repairs
- Written report with photos and recommendations after every visit
Planning
Roof Assessments & Condition Reports
Whether you are buying a property, preparing a strata depreciation plan or deciding between repair and replacement, a professional assessment gives you an accurate picture of where your roof stands and what it will need.
What's included
- Full visual assessment of the roof system and components
- Moisture, ventilation and drainage checks
- Photo-documented condition report
- Prioritized list of repairs: urgent, near-term and long-term
- Honest repair-versus-replace guidance with budget estimates
Compliance
Warranty Maintenance
Most manufacturer warranties and insurance companies require proof of regular maintenance. As certified installers for leading manufacturers including IKO, CertainTeed, Soprema, Velux and GAF, we know what each warranty requires and keep the records to prove the work was done.
What's included
- Maintenance scheduled to meet manufacturer requirements
- Dated service logs and assessment records
- Repairs completed with approved materials and methods
- Support for Canuck Roofing labour warranties
Seasonal
Roof Cleaning & Moss Removal
Moss holds moisture against the roof, lifts shingles and shortens a roof's life. Our crews remove moss and debris safely, without the aggressive pressure washing that strips granules and voids warranties.
What's included
- Hand and soft-wash removal of moss and organic growth
- Moss-inhibiting treatment to slow regrowth
- Assessment for damage hidden under growth
- Full clean-up of the property when the job is done
Water management
Gutters & Drainage
A roof is only as good as its drainage. Blocked gutters, downspouts and roof drains cause ponding, overflow and leaks, especially on flat and low-slope roofs. We keep water moving off the building the way it was designed to.
What's included
- Gutter, downspout, scupper and roof drain cleaning
- Gutter repairs, re-sloping and resealing
- Identification of ponding areas on flat roofs
- Recommendations to correct recurring drainage problems
Repairs
Skylights, Vents & Flashing
Most leaks start where something passes through the roof. We repair and replace the components that are most likely to fail: skylights, chimneys, vents, pipe penetrations and the flashing around them.

What's included
- Skylight resealing, repair and replacement
- Chimney flashing and cricket repairs
- Attic and roof ventilation repairs and upgrades
- Roof penetration installations and modifications
- Replacement of damaged or missing shingles

Why it matters
The Case for Planned Roof Care
Maintenance costs a fraction of what a failed roof does. A consistent program pays off in four ways.
Lower Risk
Early detection prevents interior water damage, mould and the liability that comes with it.
Less Disruption
Planned work is scheduled around residents, tenants and staff instead of interrupting them.
Predictable Costs
Fewer emergency call-outs and a clear picture of future work make budgeting easier.
Longer Roof Life
A well-maintained roof lasts longer, which means less waste and a later replacement date.

How often should my roof be assessed?
Most roofs benefit from an assessment at least once a year, and ideally twice: once in the fall before the rainy season and once in spring to check for winter damage. Roofs with heavy tree cover, flat roofs and commercial buildings may need more frequent visits. We will recommend a schedule that fits your roof.
Do you handle emergency leaks after hours?
Yes. Our office is open Monday to Friday, and emergency roof repair service is available after hours, including weekends and holidays. Call our main line and follow the emergency prompts.
Should I repair my roof or replace it?
It depends on the roof's age, its overall condition and how widespread the damage is. A localized problem on a sound roof is usually a repair. If we find widespread wear, we will explain the options and costs so you can make an informed decision. We do not recommend replacement when a repair will do the job.
Will maintenance keep my roof warranty valid?
Many manufacturer warranties require documented maintenance. We schedule visits to meet those requirements and keep dated service records you can provide if a claim is ever needed.
Can you repair a roof another company installed?
Yes. We repair all common roofing materials regardless of who installed them, on both sloped and flat roofs.
Do you work with strata councils and insurers?
Yes. We regularly work with strata corporations, property managers and insurance and restoration companies, and we provide the photos and reports they need.
